Fresh listings are running well ahead of winter, and the same seasonal pattern is showing up locally. If you paused your search last year, you have meaningfully more to look at now than you did three months ago.

Spring inventory in South Jersey is running well ahead of winter. If you tried to buy a home last year and ended up pressing pause, you were not alone. A recent NerdWallet survey found the top two reasons buyers gave up in 2025: they couldn’t find a home that fit their needs, or the homes they liked weren’t affordable.

This spring, one trend addresses both: more homes are hitting the market.

Fresh Listings Are Almost 2x Higher Than a Few Months Ago

Data from Realtor.com shows there are nearly 2x as many new listings today as three months ago. Those are homes sellers just put up for sale (see graph below):

This increase outpaced the usual seasonal uptick. Jake Krimmel, Senior Economist at Realtor.com, explains:

New listings jumped 21.2% from February to 439,000, a larger-than-typical seasonal surge. March typically sees the biggest month-over-month jump in new listings of the entire buying season, averaging an 18% increase since 2017; this year it exceeded 20%.”

How South Jersey’s Spring Inventory Compares

Locally, new listings across Camden, Burlington, and Gloucester counties rose roughly 17% from February to March, tracking the same seasonal pattern. If you felt like you had seen everything out there and nothing was quite right, spring inventory in South Jersey has expanded meaningfully since winter.

More inventory means market conditions are shifting. Sellers who waited out the winter are listing now, and that creates real opportunity for buyers who are ready.
