The Salem County real estate market saw its median sale price climb nearly 30% to $350,000 in July 2026 compared to last year. Closed sales dipped 13.3% to 65 homes, and the typical listing sold in 26 days. Inventory rose 12.7%, giving New Jersey buyers a bit more to choose from.

Buyers in Salem County will find slightly more inventory this month, with active listings up 12.7% to 222 homes. Just under 39% of sales closed above list price, down from 40% last year, which points to a little less competition. New listings fell 21%, though, so options remain limited compared to a few years ago.

Salem County prices have risen steadily since 2020, and July 2026 marks one of the larger year over year jumps in that stretch. Closed sales and new listings have both slowed compared to last year, keeping the market tighter than the raw price gain might suggest.
