About one in three home sales happen in the final four months of the year, making fall a surprisingly active season for sellers across South Jersey. If you’ve been thinking about listing, you haven’t missed your window. Serious buyers are actively shopping before year-end, and your home could be one of thousands that close before the new year.
Summer’s winding down, and if you’ve been thinking about selling, you might be wondering if you missed your chance. The conventional wisdom says spring is the time to list, so maybe it’s better to wait until next year, right? Not so fast. Selling in fall is far more viable than most homeowners realize, and the data backs that up.
Selling in Fall Is Busier than You Think
Data from the National Association of Realtors (NAR) shows around a third of existing home sales happen in the final four months of the year. And that share has grown every year since 2023.
The fall market isn’t some quiet holdover period. Buyers who are looking now are serious. They want to move before the holidays or close before year-end for tax or financial planning reasons. Many are families who need to settle in before a new school year starts mid-year. These aren’t casual browsers, they’re motivated.
What That Means for Your Timeline
According to national forecasts from Fannie Mae, the Mortgage Bankers Association (MBA), NAR, and Wells Fargo, there will be about 4.16 million existing home sales this year. Based on how many sales have happened so far, that means roughly 1.4 million sales are expected between now and December.
That’s about 11,800 houses selling every single day this fall.
So the market isn’t frozen, and you don’t need to put your plans on ice either. Yes, higher rates are keeping some buyers on the sidelines. But hold out for next spring, and you’ll sit out months when other serious buyers are ready to move before the new year. That’s real opportunity cost.
Here’s What That Looks Like in South Jersey
The same rhythm holds locally, at our scale. Across Camden, Burlington, Gloucester, Salem, and Cumberland counties, the share of closed home sales happening between September and December has grown every year since 2023, running a step ahead of the national number.
Bright MLS closed sales show 10,575 South Jersey homes sold from January through August this year across the five counties. Extending the same straight-line trend from 2023-2025, the last four months should add roughly 5,744 more closings. That’s about 47 South Jersey homes changing hands every day between now and the new year, right in step with the national pace above.
How to Get in Front of Fall Buyers
Getting your house sold this season comes down to how well it’s priced and presented. That’s where a local agent shines. A good agent knows what buyers across Camden, Burlington, Gloucester, Salem, and Cumberland counties want right now.
They’ll price your home to match this fall’s market, not last spring’s. They’ll position it to stand out to the serious buyers shopping before year-end. From the first photo to the final offer, they handle the details that turn your house on the market into one of the 47 selling every day across South Jersey.
Why Selling in Fall Can Work Better Than Waiting Until Spring
Spring brings more inventory. That’s both good and bad. More competition means your house has to work harder to get noticed. If you list now, you face less competition from other sellers. The buyers who are out there are comparing your home to a smaller pool of options.
Plus, timing your sale around your own goals matters more than chasing a perfect seasonal window. If your plans align with a fall listing, the market is ready for you. When you’re selling in fall, you’re capturing motivated buyers who want to close before year-end, while avoiding the spring rush when dozens of other homes flood the market.
Bottom Line
Listing this fall doesn’t mean your house will sit on the market until spring. Buyers are out there right now, ready to make a move before the new year, and your window is still open. Let’s connect and make yours one of the homes that sells this season.
