Nationally, late September through October offers the most favorable buying conditions, with elevated inventory, reduced competition, and prices that have eased from summer peaks. When we ran the same seasonal scoring against South Jersey’s own data, October came out on top for buyers here too. Fall is the local window, not just the national one.
Want to buy a house this year, but not sure if the timing is right? The seasonal case that fall is the best time to buy is stronger than most buyers realize, and, once we tested it against South Jersey’s own numbers, it held up locally.
Mortgage rates have ticked up lately, and that is a real drag on affordability. No one is arguing that. But rate pressure is separate from the seasonal buyer/seller balance, and this time of year the balance tips.
Realtor.com’s Take on the Best Time to Buy
Realtor.com called the week of September 27 through October 3 the national best time to buy a house in 2026:
“The week of September 27-October 3 brings together the market conditions buyers value most-elevated inventory, less competition and prices that have eased from their seasonal high-giving prepared buyers a way to offset high rates with savings on price and negotiate with confidence.”
Their ranking is built from six seasonal metrics: active inventory, new listings, listing prices, days on market, buyer demand (views per property), and price reductions. Each week of the year gets a 0-100 score for each metric. Weeks that favor buyers score higher. The six scores are averaged into one composite rank. The dataset covers 2018 through 2025, with 2020 excluded to strip out pandemic distortion. Mortgage rates are left out on purpose because they don’t follow a seasonal pattern.
Where you live shifts the exact week. Realtor.com’s national map places the Philadelphia-Camden-Wilmington metro (which covers all five of the South Jersey counties we work) inside that same September 27 through October 3 window.
Does the Best Time to Buy Pattern Hold in South Jersey?
The Philadelphia-metro label is broad. It includes Center City rowhomes, Bucks County estates, and everything in between. Our five South Jersey counties trade on their own dynamics, so the honest question is whether the seasonal buyer window really lands in the same place here.
We ran a simplified version of Realtor.com’s approach against Bright MLS county data for Gloucester, Camden, Burlington, Salem, and Cumberland, covering 2023 through 2025. Four of the six Realtor.com metrics translate cleanly to our monthly data: active inventory, new listings, days on market, and median listing price. Each month of the year got a 0-100 score for each metric, buyer-favorable being higher, and the four scores were averaged into a composite. Here is how the calendar shook out:
| Month | Active inventory score | New listings score | Days on market score | Price score | Composite |
|---|---|---|---|---|---|
| January | 0 | 23 | 97 | 100 | 55.1 |
| February | 0 | 39 | 100 | 76 | 53.6 |
| March | 18 | 81 | 41 | 40 | 44.9 |
| April | 18 | 88 | 13 | 52 | 42.6 |
| May | 34 | 89 | 4 | 45 | 43.1 |
| June | 42 | 100 | 0 | 0 | 35.5 |
| July | 50 | 82 | 11 | 6 | 37.1 |
| August | 87 | 66 | 25 | 4 | 45.5 |
| September | 93 | 47 | 33 | 21 | 48.4 |
| October | 100 | 42 | 48 | 33 | 55.7 |
| November | 95 | 21 | 64 | 29 | 52.4 |
| December | 46 | 0 | 73 | 23 | 35.2 |
October is the best time to buy in South Jersey too. Composite 55.7, narrowly ahead of January and November. October leads on inventory (peak of the year), sits at reasonable levels for new listings, gives buyers noticeably longer days on market than the summer trough, and delivers real seasonal price relief. January’s score is technically close but is a red herring for most buyers because it wins entirely on lowest median price and longest days on market while selection is at its yearly floor. If you want to actually find a home you like, October is where inventory and buyer conditions overlap.
The other point worth pulling out: Realtor.com’s national line about buyers saving “$14,000 lower than the summer peak” translates almost exactly here. Our SJ-wide median dropped from about $350,600 in July to $337,700 in October across the 2023-2025 window. That is a $12,900 seasonal dip. Not identical to their $14,000, close enough that our local market moves with the national pattern, not against it.
The Best Time to Buy in South Jersey Right Now
Here is what August 2026 closed-sale data from Bright MLS looks like across our five counties, alongside a September 13 snapshot of active inventory:
| County | Aug closed sales | Aug median DOM | Aug median price | Active inventory (Sep 13) |
|---|---|---|---|---|
| Burlington | 516 | 19 | $415,000 | 1,258 |
| Camden | 475 | 17 | $399,900 | 1,260 |
| Gloucester | 337 | 18 | $390,000 | 759 |
| Salem | 65 | 26 | $266,000 | 242 |
| Cumberland | 108 | 29 | $293,500 | 415 |
Three things line up with the seasonal case.
Inventory is at or near its yearly peak. The five counties combined show just under 4,000 active listings as of September 13, up from roughly 3,600 a year ago at this time. Burlington, Camden, and Gloucester are each running about 9 to 12 percent more homes on the market than last September.
Days on market has stretched. Every county’s August median DOM is longer than its June figure, and the northern three counties (Burlington, Camden, Gloucester) now hover around 17 to 19 days versus 12 to 14 in the June peak. Salem and Cumberland are running closer to a month. A slower pace is a buyer’s advantage. It is time to inspect, negotiate, and think.
Buyer competition is lighter. Realtor.com pegs Philadelphia-metro buyer demand at roughly 30 percent below its yearly peak in this window. That shows up here as fewer multiple-offer situations on well-priced homes, especially outside the most competitive corridors like Haddonfield, Moorestown, and parts of Washington Township.
Where the Local Advantage Is Strongest
A first-time buyer targeting Gloucester County (Washington Township, Deptford, Woolwich, Glassboro) gets the sweet-spot combination right now: 15-to-18-day DOM, roughly 750 active listings, and less bidding pressure than they would have faced in April or May. Camden County’s Cherry Hill, Voorhees, and Haddonfield corridor runs similar dynamics with a larger overall pool. Burlington’s Moorestown, Mount Laurel, and Medford segment carries the highest median in our footprint, so fall leverage matters most there for a buyer stretching a budget.
Salem and Cumberland move on their own clock. Both have thinner inventory but longer DOM, so the “less competition” story is really an all-year story in those counties. If you are targeting Pennsville, Carneys Point, Vineland, or Millville, timing matters less than being ready with financing and a clear must-have list.
How to Use This Window
The homes hitting the market now are not spring leftovers. Many are fresh listings from sellers who waited for their own timing, or who are responding to a life change on their own calendar. Fall sellers tend to be motivated, which shows up in negotiations on price, closing costs, and repairs.
Whether or not you land inside the exact week Realtor.com calls the best time to buy, the move for a serious buyer is to be ready. Meet with a lender and pin down your buying power. Get pre-approved so you can move when the right property surfaces. Make a real must-have vs. nice-to-have list so you can evaluate homes efficiently instead of chasing every new listing that comes across.
If you want to see how our current market conditions stack up against historical norms, that context sharpens which of these seasonal advantages matter most to you.
Bottom Line
Fall 2026 is the best time to buy a house in South Jersey this year, not just a national headline. Inventory is at its yearly peak, days on market has stretched, and median prices sit about $13,000 below summer highs based on our own 2023-2025 pattern. You cannot change what mortgage rates are, but you can control when you enter the market.
